What is PITI?
PITI stands for Principal, Interest, Taxes and Insurance — the four components of a typical monthly mortgage payment. Lenders use the full PITI figure, not just principal and interest, when deciding how much you can borrow.
What is PMI and when do I pay it?
Private Mortgage Insurance protects the lender when your down payment is below 20% of the home price. It typically costs 0.3%–1.0% of the loan amount per year and can be removed once you reach 20% equity. This calculator estimates PMI at 0.6% annually whenever the down payment is under 20%.
Should I choose a 15-year or 30-year mortgage?
A 15-year loan has higher monthly payments but a lower rate and dramatically less total interest — often less than half. A 30-year loan maximizes flexibility with lower required payments; you can always pay extra to finish faster. Toggle the term buttons to compare both for your numbers.
How much do extra payments actually help?
